Mass Timber Solutions and Efficient Logistics

Baltic Pointe is Utah’s first commercial mass timber project; a 5-storey mass timber office building on two levels of podium parking. Baltic Pointe is the headquarters for Pelion Venture Partners and the showroom for HB Workplaces. Located off the I-15 corridor and at the foot of the Wasatch Mountains, the building’s occupants enjoy all-wood exposed mass timber interiors. The complex also hosts an expansive outdoor gathering space and a pickleball court. Construction materials include mass timber, cross-laminated timber (CLT), and concrete rebar. Exterior materials include EIFS and metal panel, glazing and curtain wall with PVC roof membrane.

Kalesnikoff supplied the mass timber components, which were prefabricated off-site and assembled on location, streamlining the construction process. With over 70 truckloads of mass timber (2,100 square metres) provided, effective logistics coordination was paramount. Our team divided the loads into two zones and is preinstalling most of the beam hangers to hasten the on-site installation process. Our team also spearheaded the clash detection and MEP integration processes and proposed solutions to facilitate a more efficient installation.
